Singapore real estate asset manager CapitaLand Investment Limited (CLI, $9.5 billion market value) has closed the dedicated Special Opportunities Group previously led by ex-Morgan Stanley banker Gabriel Fong (Joined Ares Management in 2026 January).   CapitaLand Investment Limited current market value at $9.5 billion, share price -9.9% YTD, -9.5% last 12 months & -14.9% last 5 years.  In 2026 June, CapitaLand Investment Limited received China IPO listing approval for China commercial REIT (Huaxia CapitaLand Closed-End Commercial Real Estate Securities Investment Fund / CapitaLand Commercial C-Reit) with $707 million asset value (CNY 4.8 billion), comprising of Raffles City Shenzhen integrated complex project & CapitaMall Fucheng.  In 2026 April, CapitaLand Investment Limited won the mandate to manage $1.9 billion (S$2.4 billion) real estate investment of Singapore insurer Income Insurance ($34 billion AUM), with the $1.9 billion ($2.4 billion) real estate investment portfolio comprising of direct real estate in retail, commercial & industrial assets (Include joint ventures).  In 2026 April, CapitaLand Investment Limited (CLI) raised $320 million for 2nd flagship real estate credit fund (CapitaLand Asia Pacific Credit Program II) to finance first mortgage loans for logistics, office & living assets in Australia & South Korea (Seoul metropolitan area).  The first flagship real estate credit fund (CapitaLand Asia Pacific Credit Program I) raised $188 million (AUD 265 million) to finance 2 real estate projects in Australia (Melbourne & Adelaide).  In 2025 November, Singapore real estate property giants CapitaLand Group asset manager CapitaLand Investment ($10.3 billion market value) & Mapletree Investments were reported to be in merger discussion.  Singapore state-owned investment company Temasek ($324 billion AUM) owns 54% of CapitaLand Investment (CLI) & 100% of Mapletree Investments.  In 2025 November, CapitaLand Investment raised $650 million for 2nd lodging private fund CapitaLand Ascott Residence Asia Fund II (CLARA II), investing in living & lodging sector in gateway cities in APAC.  In 2025 August, Singapore real estate giant CapitaLand Group senior employees were reported to allegedly took bribes from a contractor for projects in India, with the bribery revealed in lawsuit filed by Singapore construction firm (Lee Kim Tah) against ex-Director (Edmund Cheah) to recover $1.6 million (S$2.1 million).  India incorporated L&W Construction is a joint venture between 2 Singapore construction firms (Lee Kim Tah & Woh Hup Holdings).  CapitaLand is not a named-party in the lawsuit.  CapitaLand had reported to the India police after discovering the incident. CapitaLand key shareholder is Singapore state-owned investment company Temasek ($324 billion AUM).  In 2025 August, CapitaLand Investment hired ex-Blackstone Kishore Moorjani as CEO, Alternatives, Private Fund to grow CapitaLand Investment private credit & special opportunities businesses.  Kishore Moorjani has more than 27 years of investment experience at Blackstone (Head of Tactical Opportunities Asia), LXA (Founder & CEO), Credit Asia Capital (Founder & CIO), Highbridge Capital Management (Co-Head Asia) & Colony Capital (CEO Taiwan).  In 2025 May, CapitaLand Investment launched its first China onshore master fund (CLI RMB Master Fund) with $694 million (CNY 5 billion) equity & secured a major China insurance company to invest for a majority stake.   The CLI RMB Master Fund is targeting $2.7 billion (CNY 20 billion) funds under management when fully deployed.  The CLI RMB Master Fund will invest in sub-funds to acquire high quality, income-producing assets with long-term potential in business parks, retail, rental housing & serviced residences in tier 1 & top tier 2 cities, with future sub-funds may invest in special opportunities in data centres, logistic parks & offices.  In 2025 January, CapitaLand Investment announced 7 key executive appointments, hiring private banking & real estate veteran Bank of Singapore Yvonne Siew as Head of Product Development & Wealth Markets for Private Capital Markets, appointing Yong Su-Lin as CEO of CapitaLand Malaysia Reit Management (CMRM), Tan Choon Siang as Deputy CEO of CapitaLand Integrated Commercial Trust Management, Suzanne Spells as General Counsel, Gerry Chan as CEO of CapitaLand China Trust Management, Tan Tze Wooi as Group Chief Risk Officer of CapitaLand Investment Limited, and Ervin Yeo as CEO of CapitaLand Investment Limited Commercial Management.
